A Mortgage Finance Blog filled with insights on real estate!
It has been “interesting” time in the markets since my last update. Fixed rates looked like they were going to break out of their ultra low trend and return to 3.09% for a 5 year term, but then two weeks later they reversed course. If you look at the chart below provided by our contact at Da Vinci Capital Management, you can see that bonds tried to break out on the upside and then dove down to test new lows. Why the gyration in the rates? There are three main themes: 1. Volatility in the stock market due to concerns on global growth 2. Instability in the Middle East and 3. Ebola. The golden rule of investing is that capital doesn’t like uncertainty. When it gets that uneasy feeling it either leaves the party or goes somewhere it feels safe. In our current situation the only safe place are government bonds. All this bad news is actually good news for homeowners since mortgage rates are based on government bond yields, which are being driven down by current events.
Where are the rates going from here? It’s an interesting question now that the Bank of Canada has announced that they will no longer provide guidance and timelines on future rate increases. Until we see some strength in exports, stability in Europe both politically and economically, I expect the prime rate will remain the same, and fixed rates will remain range bound. This means rates will continue at their current level until mid January. After January, we will be coming into the spring market which tends to create a competitive mortgage environment. I would recommend that clients with a variable rate mortgage continue to stay put, and those clients with a mortgage maturity in February start to consider locking in an interest rate now.
